South East Queensland Regional Plan

Submissions to be in by 3rd April 2009

In early February there was a well-attended gathering in the Council’s Dayboro offices organised by Member for Kurwongbah, Linda Lavarch. 
This community forum was to inform people about the draft South East Queensland (SEQ) Regional Plan which was released in December 2008 and open for submissions to be received from the public until April 3, 2009.  Linda organised this forum because she was aware that there were a number of vitally interested  people in this area.  This forum was unique to Dayboro.  Thank you Linda.
Now, to many of us, this draft SEQ Regional Plan 2009 – 2031 may have been considered to be of interest only to rural landholders who were affected in that they were stopped from sub-dividing their farms.  (Their “Super” fund . . . gone!!)
Yes . . . It is about stopping rural areas from being sold off to developers and subdivided into acreage blocks!  That was already brought to a screaming halt a few years ago.  BUT there are impacts on the Dayboro township too.
This is my view of what is happening, based on what I heard at this forum and with reference to sections of the “Plan”.  It is a massive document – spanning 188 pages – and I have not had time to read it all closely.
Dayboro will not have approvals for any further sub-divisions under this plan (current approvals already obtained are unaffected).  According to Matthew Cruice, of Ray White Dayboro, we have 4 years worth of housing blocks available. 
Basically we will not be allowed to grow beyond a certain point – without Council putting a special submission to the State Government.  . . . and don’t be thinking that we would then have further acreage subdivisions approved . . . . NO!!
The Pine Rivers Shire Council’s method of approving submissions based on their meeting certain criteria, rather than having designated areas within their Strategic Plan as being ear-marked for future rural residential purposes, has resulted in there being no designated areas for expansion of this type – and therefore it is not catered for within the “Urban Footprint” category of the draft SEQ Regional Plan.  Dayboro’s future growth is set to be determined by policy rather than the wishes of the people.  All full?  Go live at Laidley . . .  plenty of land available there!!
